The Municipal Association of South Carolina needed a new office building due to rapid expansion and wanted to create a model project for infilling an urban site. This 60,000 square foot office re-introduces the character of the adjacent historic commercial district while featuring state-of-the-art technology and building systems.

A 225 car parking garage is provided at the rear of the site to accommodate the heavy parking need. Highlighted by a fountain, an intimate courtyard welcomes visitors as they arrive from the garage; this courtyard also provides a beautifully landscaped gathering area accessible from the large first floor meeting and training room.

The facade design features extensive brick detailing inspired by examples from its turn-of-the-century neighbors, while reflecting current construction methods and materials. The success of this endeavor was fueled by the intensive programming, visioning and goal-sharing led by our team at the very outset of the project.
